Should you pay extra towards your home loan? See with real numbers how much interest and time a small monthly prepayment can save.

Updated: November 2026 · Antokia Guide

When you take a home loan, your EMI stays fixed for years, but most of the early payments go towards interest. Paying extra towards the principal can cut the interest and finish the loan earlier. This guide uses a simple example so you can see the effect with real numbers.

Example result: On a Rs 50,00,000 loan at 8.5% for 20 years, the EMI is about Rs 43,391. Paying an extra Rs 5,000 every month closes the loan in about 15 years 7 months and saves roughly Rs 13,89,250 in interest.

Why Prepayment Works

In a loan, interest is charged on the outstanding balance. In the first years the balance is high, so interest is high. When you prepay, the balance falls sooner, so every future month charges less interest. The earlier you prepay, the bigger the effect.

Prepay or Invest the Money?

This is a personal choice and not advice. Prepaying gives you a certain saving equal to your loan rate. Investing may give a higher or lower return and carries market risk. Some things to think about:
